Brevard County Market Report - May 2015In May 2015, there were 3727 active listings on the market, a decrease of 20.00% from 4656 in May 2014.

There were 1518 new listings on the market in May 2015. This is down by 4.0% from May 2014 of 1581.

There were 1288 new pending sales. This is up by 5.5% from May 2014 of 1221.

There were 1238 closed sales. This is up by 1.1% from May 2014 of 1225.

The average sales price was $194,682. This is an increase of 18.47% from 2014 at $164,330.

The median sales price in May 2015 was $160,000, compared to $130,000 in 2014, an 23.08% increase.

The average number of days on the market was 68, compared to 85 in 2014.  This is a 20% decrease.

Homes sold for approximately 94% of original list price in May 2015.

There was a 3.3 month supply of homes for sale in January 2015, compared to 4.53 month supply in 2014, a decrease of 27.16%.

Brevard County FL Real Estate Market Report

There were 12,932 new listings that went on the market in 2014.

This is a 2.1% increase from 12,665 in 2013.

There were 9382 closed sales in 2014 compared to 8282 in 2013.

This is a 13.3% increase from 2013 to 2014.

4016 of these sales were cash sales compared to 3741 in 2013, a 7.4% increase year over year.

Average sales price was $173,179. This is a 5.9% increase from 2013 of $163,541.

Properties sold for 92.4% of original list price in 2014, compared to 93.1% in 2013.

Median days on the market were 40. the same number as in 2013.

According to the Space Coast Association of Realtors, statistics for single family homes in June 2013 are as follows:

  • Closed sales are up 13.6% for June 2013.  Cash sales are up by 7.7% from June 2012.
  • New Listings are up by 23.8% from June 2012. 
  • Median sales price for Brevard County Single Family Homes are up 4% to $130,000
  • Median days on the market are 33, down by 19.5% from 41 in June 2012.  
  • We are down to a 3.9 month supply of homes for sale compared to 5.1% in June 2012.  This is a decrease of 22.8%.
  • Median sales price is $165,000. Traditional sales are up 44.8% since June 2012.
  • Foreclosure/REO sales are up by 44% with a median sales price of $77,200.
  • Short Sale closings are down 41.1% with a median sale price of $100,000

Market Report–Brevard County FL Real Estate–May 2012

 

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 805 new listings.Cape Canaveral Beaches by Sandy Shores, Broker Associate

There were 530 sold listings.

Average sales price was $151,917.

Average days on the market were 116.

For single family residential units only:

There were 566 new listings.

This is an increase of 20.68% from May 2011 of 469 listings.

There were 413 sold listings.

This is an increase of 2.23% from May 2011 of 404 sold listings.

The average sale price in May 2012 was $149,841.

This is an increase of 1.88% from May 2011 of $147,083.

Average days on the market were 94, a decrease of 22.31% from May 2011 of 121 days.

Brevard County showed a 2.32% increase in the number of total properties (single family, condo & townhouses) sold in May 2012 compared to May 2011. And, we noticed an impressive increase of 10.20% in average sales price from last year to now. We are still experiencing an uptick in our market. And, we are finding that clean, well priced properties are moving off the market quickly. Our inventory of homes for sale is still dwindling.

We are still finding a high number of investors in the market, scooping up properties, in multiple offer situations with cash. Our second/vacation home market is still moving along briskly. Brevard County is still a favorite destination for those buyers moving south, or just looking for a vacation home, because our great weather, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)

Earlier in the year, we found that snowbirds were coming out of their rentals to buy a property for next year. Most of them have gone back up north, as we have seen our temperatures slowly inching their way up. Although much needed rainfall has kept the temperatures from being sweltering hot. Our snowbirds will be back in the Fall.

Today, Brevard County prices are still proving to be quite affordable compared to neighboring cities in Florida.

Statistics for Brevard County FL Real Estate, January 2012…

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 809 new listings.

There were 296 sold listings.

Average sales price was $147,949.

Average days on the market were 131.

For single family residential units only:

There were 565 new listings.

This is a decrease of 0.70% from January 2011 of 569 listings.

There were 249 sold listings.

This is a decrease of 8.79% from January 2011 of 273 sold listings.

The average sale price in January 2012 was $145,223.

This is a decrease of 7.40% from January 2011 of $156,825.

Average days on the market were 123, a 11.51% decrease from January 2011 of 139 days.

Brevard County showed a 15.67% decrease in the number of total properties ( single family, condo & townhouses) sold in January 2012 compared to January 2011. And, we noticed an increase of 3.12% in average sales price from last year. It appears that we are experiencing a bit of stability in our market. Prices are not dropping drastically as in years past. And, we are finding that properties are steadily moving off the market.

We currently have a large number of investors and some second/vacation home buyers in the market. Buyers still have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)

Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.

There were 376 sold listings.

Average sales price was $133,136.

Average days on the market were 120.

For single family residential units only:

There were 414 new listings.

This is a decrease of 2.82% from December 2010 of 426 listings.

There were 309 sold listings.

This is a decrease of 4.33% from December 2010 of 323 sold listings.

The average sale price in December 2011 was $138,968.

This is a decrease of 5.52% from December 2010 of $147,090.

Average days on the market were 107, a 17.69% decrease from December 2010 of 130 days.

The year end totals for 2011:

6312 new listings compared to 7371 new llstings in 2010

4041 sold listings compared to 3630 sold listings in 2010

The average sales price $145,552, compared to $146,409 in 2010.

The average market time is 123 days, compared to 109 days in 2010.

Average sales price was $154,202.

Average days on the market were 121.

For single family residential units only:

There were 500 new listings.

This is a decrease of 4.17% from November 2010 of 480 listings.

There were 292 sold listings.

This is an increase of 6.18% from November 2010 of 275 sold listings.

The average sale price in November 2011 was $136,820.

This is a decrease of 1.30% from November 2010 of $138,626.

Average days on the market were 120, a 1.64% decrease from November 2010 of 122 days.
