Brevard County FL Real Estate, including single family residential, condo, and townhouses:

There were 791 new listings. Market Report - Brevard County Real Estate July 2012

There were 428 sold listings.

Average sales price was $144,878.

Average days on the market were 114.

For single family residential units only:

There were 563 new listings.

This is an increase of 23.74% from July 2011 of new listings.

There were 358 sold listings.

This is an increase of 7.19% from July 2011 of 334 sold listings.

The average sale price in July 2012 was $151,493.

This is a decrease of 17.41% from July 2011 of $183,421.

Average days on the market were 91, a decrease of 16.51% from July 2011 of 109 days.

Brevard County showed an 11.46% increase in the number of total properties (single family, condo & townhouses) sold in July 2012 compared to July 2011. We saw a decrease of 11.46% in average sales price from last year to present.

We are finding that clean, well priced properties are still moving off the market quickly. 170 of the properties sold in July sold within the first 30 days on the market. This is a great reminder that a well priced property will move off of the market quickly.

We are still finding a large percentage of investors in the market, scooping up properties, in multiple offer situations. Cash still appears to be king in purchasing properties. 158 buyers paid cash.

Our second/vacation home market is still moving along briskly. Brevard County is still a favorite destination for those buyers moving south, or just looking for a vacation home, because our great weather, the Indian and Banana rivers and the beautiful sandy beaches.

Florida is also popular due to the nice tax incentives. (Please consult a CPA or tax accountant for more info on taxes.)
