Market Report - Brevard County Real Estate - June 2012

There were 856 new listings.

There were 495 sold listings.

Average sales price was $150,911.

Average days on the market were 122.

For single family residential units only:

There were 616 new listings.

This is an increase of 24.19% from June 2011 of 496 listings.

There were 401 sold listings.

This is an increase of 7.51% from June 2011 of 373 sold listings.

The average sale price in June 2012 was $160,548.

This is an increase of 16.37% from June 2011 of $137,962.

Average days on the market were 106, a decrease of 7.02% from June 2011 of 114 days.

Brevard County showed a 3.34% increase in the number of total properties (single family, condo & townhouses) sold in June 2012 compared to June 2011. And, we noticed an impressive increase of 18.80% in average sales price from last year to now. We are still experiencing an uptick in our market. And, we are finding that clean, well priced properties are moving off the market quickly. Our inventory of homes for sale under $125,000 appears to be dwindling.

We are still finding a high number of investors in the market, scooping up properties, in multiple offer situations with cash. Our second/vacation home market is still moving along briskly. Brevard County is still a favorite destination for those buyers moving south, or just looking for a vacation home, because our great weather, the Indian and Banana rivers and the beautiful sandy beaches.

Florida is also popular due to the nice tax incentives. (Please consult a CPA or tax accountant for more info on taxes.)

Today, Brevard County prices are still proving to be affordable compared to neighboring cities in Florida.
